About the Role
The role holder will be responsible to assist with financial analysis of acquisitions, development appraisal, strategic planning, valuation, master plan funding model and estate management KPIs for the Real Estate Group. The jobholder will manage and own the feasibility and valuation models and would ensure safe custody and regular update of the investments and financial analysis reports
Specialist focus on financial analysis of existing real estate investment performance and appraisal of future development opportunities using bespoke excel Estate Master and Argus software. Assisting the senior management to implement the Asset management strategies, managing dashboard reporting, year-end portfolio valuations and providing key support in budgets and strategic decision-making. Assisting senior management, the annual valuation of a wide range of property types (residential, retail mall, commercial office, hospitality and industrial) within Real Estate Group.
About the Responsibilities
- Produce feasibilities for new projects in conjunction with the Feasibility Manager.
- Review performance of existing projects against feasibilities on a monthly basis and in conjunction with concerned departments such as commercial, sales, leasing, marketing and finance.
- Ensure Estate Master is used as the project consolidation tool and is populated with relevant data in a timely manner. This will involve coordination between departments and clear analysis of results. A sanity check and follow up is part of this process along with obtaining external benchmarks to assure assumptions are within market rates and tolerance.
- Cash flow coordination between departments in commercial, finance, sales, treasury, leasing and marketing. Preparation of the report in excel and tying to latest Estate Master data.
- Update research to maintain relevance across all regions where we are active in development or operations.
- Run year-end internal valuation and support with the negotiation with auditors to close year-end impairment testing. Liaising with business owners to obtain sign offs on valuation assumptions and methodology used
- Support and follow up with external valuators to obtain year-end valuation for security loan package mortgaged assets
About the Requirements
Minimum Qualifications and Knowledge:
- Business degree in Accounting, Economics or Finance
- Qualification of CFA / CAIA / CMA / CFI is an added advantage
Minimum Experience:
- 2-3 years’ experience in a similar role. 5+ years of experience in the finance field. MENA region experience an advantage.
- Working knowledge of the construction/development and real estate industry including hospitality, commercial, retail, residential and infrastructure developments would be an advantage
Job-Specific Skills:
- Advanced financial modeling skills, exposure to project evaluation and business case preparation.
- Excellent business acumen and advanced investment appraisal, analytical, problem solving and decision making skills.
- Experience in Estate Master and Argus Enterprise an advantage
- Proficient in MS Office including Word, advanced Excel skills and PowerPoint
- Strong communication and report writing skills with fluent verbal and written communication in English
- Ability to communicate with all levels within the organisation
- Confidence and presentation skills.
