JOB PURPOSE:

 

This position requires that you focus your technical skills and experience to inform meaningful, accurate and timely real estate investment management and valuation of existing assets and future developments.

 

An ability to provide clear and accurate financial model based reports for investment opportunities and operational management of real estate assets is critical in this role.   Reporting will be to the GM of the team who will rely on the outputs you create to inform their decision making. Requirement to interact with a variety of professionals in the real estate field and in the AF Group.

 

Existing Operations   Investment Management / Performance Monitoring / Asset Management Liaise with Finance team to retrieve actuals and budgets to be able to analyze historic and future performance for the CFC assets Valuations Conduct valuations as required from time to time and/or assist external consultant valuations Residential Sales preparation of interactive unit-by-unit pricing models with payment plans ROI for sales strategy

1. 1. Funding and Budgeting

Prepare detailed cash flows and investment analysis to assist with obtaining bank funding on specific projects. Prepare ongoing reports and monitoring to ensure all banking requirements are adhered to and management is informed of the status of cash flow commitments, interest cover and debt servicing ability.

Projects Under Development Create and Manage Feasibilities for Real Estate Project which include Investment and Equity Returns Market research / Market data e.g. sales prices, lease rates Other macro and micro economic indicators / assumptions e.g. inflation Details of capital expenditure, income and funding assumptions. Other KPIs and key assumptions

 

Valuations Run valuations on a project by project basis and portfolio basis as required Investment Management / Performance Monitoring / Asset Management On a project by project basis and portfolio basis – monitor/evaluate the achieved and future IRR using actual/forecast capital expenditure budgets and actual/forecast incoming budgets (pre-opening and budgeted post opening) etc

General activities Cash Flow Reporting: Accurate and timely reporting of all project cash flow data to feed into feasibility analysis and estate master and for ongoing information provision to Group Treasury and Corporate Finance to ensure that all funding requirements are noted and planned for. Assist with  improving the current systems available to ensure the accurate and timely control of cash flows (SAP, Estate master, Primavera and others), in order to make the processes more efficient going forward

 

QUALIFICATIONS, EXPERIENCE, & SKILLS:

 

Minimum Qualifications and Knowledge:

 

• Chartered Accountant with extensive knowledge of Financial Management.

Minimum Experience:

• Minimum of 5 years’ experience in Financial Management.

Job-Specific Skills:

• Extensive knowledge of the Real Estate industry (2 years) and market conditions in the Middle East and Africa (2 years).
• Feasibility and Valuation experience
• Proficient in MS Office suites including MSWord, Excel, PowerPoint, Project Manager
• Knowledge of Estate Master, ARGUS and Primavera
